The repairs Shire roofs need most

The Shire's roofs fail in two distinct ways, and we see both every week:

• Salt-air corrosion — on the Cronulla, Burraneer and Woolooware side, salt off the water rusts flashings, gutters, valley irons and fasteners. Left alone, a corroded valley iron is a guaranteed future leak.
• Cracked pointing and slipped tiles — the Shire's large stock of 1970s–80s brick-and-tile homes in Miranda, Caringbah, Gymea and Sutherland reaches the age where the ridge mortar crumbles and tiles start to slip.
• Storm and wind damage — southerly busters lift and dislodge tiles, and east-coast lows tear at ridge caps and flashings on exposed blocks.

What a roof repair costs in the Shire

There's no honest flat rate for a roof repair — the price tracks what's actually failed. A single cracked or slipped tile is a small, quick job. Re-pointing a few metres of ridge capping sits in the middle. Replacing corroded valley irons or rusted flashings across a coastal roof, with safe access on a two-storey home, is a larger one. What moves the figure is consistent:

• Extent — one fault versus a problem repeated across the whole roof.
• Roof type and pitch — terracotta, concrete tile and metal each repair differently, and steeper roofs need more setup.
• Access — single-storey with clear yard access is cheaper than a tight two-storey block.
• Materials — near the water we spec corrosion-rated flashings and compatible fasteners, not the cheapest metal that fails again in a few salty winters.

When a repair isn't enough

Sometimes the honest answer is that patching won't pay off.
