Signs it's replacement, not repair

• Repeated, spreading leaks — water appearing in new spots each storm usually means the whole roof is past patching.
• Perished sarking and failing battens — when the structure under the tiles has gone, surface repairs won't hold.
• Tiles crumbling, not just cracking — once the tiles themselves are deteriorating, restoration can't save them.
• Storm damage — east-coast lows and severe southerlies can take out enough of a roof at once that replacement is the only safe fix.

If none of those apply, you may only need a roof restoration — and we'll say so.

Tile or Colorbond on the new roof

Replacement is the natural moment to decide whether to stay with tiles or move to Colorbond. Tiles keep the brick-and-tile character of the older Shire streets and handle heat well; Colorbond is lighter, faster to lay and, near the coast, lets us spec a corrosion-rated system that stands up to the salt. What a re-roof costs in the Shire

A full replacement is a bigger spend than a restoration, and the honest figure depends on what's going back on. As a Sydney guide, a Colorbond re-roof generally runs around 75 to 105 dollars per square metre installed, putting a whole-home replacement in the region of 9,000 to 30,000 dollars (source: Australian roofing cost guides, 2025). The variables that decide where you land:

• Material — Colorbond versus tile, and near the coast the corrosion-rated grade and compatible flashings carry a premium that's worth paying.
• Stripping the old roof — removing and disposing of an old tile roof adds labour and tip fees.
• Size, pitch and storeys — a large, steep or two-storey roof costs more than a modest single-storey home.
• Structure underneath — if sarking or battens have perished, replacing them is part of doing it once and doing it right.
