What a full restoration involves

Every roof is a little different, but a complete Shire tile restoration generally runs through these stages:

1. Inspection and quote — we assess the tiles, ridge mortar, valleys and flashings and give you a clear written price.
2. High-pressure clean — years of moss, lichen and grime come off. On shaded and bushland-fringe roofs, biological growth builds up fast.
3. Repairs — broken, cracked and slipped tiles are replaced; valleys and flashings are checked, which matters near the coast where they corrode early.
4. Rebed and repoint — ridge caps are rebedded where needed and repointed with flexible pointing that doesn't crack the way old sand-cement mortar does.
5. Seal or coat — a primer and sealer, or a full membrane and colour coat, waterproofs the tiles and refreshes the look.
6. Clean-up — gutters cleared, site left tidy.

Why the Shire's housing stock is due

A huge share of the Shire was built out in the post-war and 1970s–80s boom, which means a huge share of its tile roofs are now 40 to 50 years old. That's exactly the age where the original bedding mortar gives way and the tile coating wears thin. Near the coast, salt accelerates the corrosion of the metal valleys and flashings underneath. The honest variables behind that range:

• Tile type — terracotta needs more careful handling than concrete tile, so it sits at the higher end.
• Pitch and storeys — steep roofs (above roughly 22 degrees) and two-storey homes add to the figure through extra access and safety setup.
• Repair load — a roof needing dozens of replacement tiles and extensive re-bedding costs more than one that just needs cleaning, pointing and a coat.
• Coating system — a basic seal differs from a full membrane and colour coat.

A steep two-storey roof with extensive ridge work costs more than a modest single-storey concrete tile roof on a flat block.
